Turning a 1880s whiskey distillery into modern maker spaces wasn't exactly straightforward. We kept the original timber beams, exposed the brick that'd been hiding under decades of paint, and somehow managed to squeeze in LEED Gold certification without losing the building's soul. The trickiest part? Retrofitting HVAC systems into a structure that predates electricity. But those 12-foot windows? They stayed exactly where they were.

Client wanted efficient, we gave 'em that plus sustainable. This wasn't your typical warehouse job - we're talking heavy machinery, serious load requirements, and environmental standards that'd make your head spin. Integrated a rainwater collection system that handles runoff from 85,000 sq ft of roof, plus solar panels that actually offset about 40% of the operation's energy use. The structural engineering on this one kept us up at night, but it paid off.
Preserved the 1831 facade while modernizing everything behind it. Took us 18 months just to document the original details.

This Victorian-era landmark hadn't seen proper maintenance since the '50s. Structurally? Let's just say it was questionable. We reinforced the foundation without touching the original limestone facade, upgraded to triple-pane heritage windows (custom fabricated to match 1870s profiles), and added geothermal heating that nobody sees. The heritage board loved us. The engineers... less so, at first.

Converted a derelict industrial building into a working craft brewery and event space. The previous owner hadn't touched it in 30 years, which meant we got to deal with everything from asbestos to a completely collapsed section of roof. Kept the steel trusses, sandblasted about a million square feet of brick, and integrated modern brewing equipment without making it look like we were trying too hard. The tap room's got views of the original crane rails still embedded in the ceiling - figured why hide the good stuff?
